How much will it cost?

 

Fees are quoted as a fixed fee and vary depending on the size and complexity of the project.

 

For minor extension works:

 

Single-storey extension 

Planning & Building Regulations drawings - £950.00  - £1,500.00 

​

Two-storey extension

Planning & Building Regulations drawings - £1,500.00 - £2,000.00  

​

Loft conversions

Planning & Building Regulations drawings - £1,600.00 - £2,500.00 

 

For larger, more complex schemes or bespoke new dwellings:

 

This fixed fee is based on a percentage of an estimated build cost and is usually between 8 – 12% for a full architectural service.

We don't quote fees as a percentage of the works because we don't believe our fees should go up if your project doesn't come in on budget.

 

Our full service is broken down as follows: 

 

Brief development and outline design proposals. Scheme design and planning submission - 40%

Detailed design development. Construction drawings and Building regulations submission - 40%

Site inspections throughout construction phase - 20%

 

When would I pay an hourly rate? 

 

We only charge an hourly rate for work that is difficult to estimate. For example, if your project is particularly contentious and requires protracted planning negotiations. We are more than happy to give a fixed fee for the remainder of the work once planning negotiations are complete.

 

Are there any hidden costs?

We do our best to ensure that our fee includes for all disbursements (including travelling expenses and printing costs etc.). We will always let you know (before proceeding) if you are likely to incur costs in addition to our fee. Fees for other consultants and local authority charges are not included in our fee.

 

Do I need to sign anything?

 

Yes. After our consultation visit we will send you the following:

 

Letter of appointment (detailing the project brief and our fees).

Standard conditions for the appointment of our designers.

Schedule of services.

 

If you are happy to appoint us for your project then we ask that you sign and return the letter of appointment (via e-mail or post). We will then countersign it and send you a copy for your records.
